I’ve worked on many bathrooms and kitchens.
The mistake I see over and over again is not putting in fixtures that work together.
Everyone knows for a new kitchen, you need:
- A new countertop
- A new backsplash
- New stainless steel appliances
- Maybe new flooring
- Maybe new cabinets
Here’s where problems can pop up.
Is your countertop going to be ‘too busy’ blended with your backsplash and floor?
Is the paint you choose going to make the room feel darker or lighter due to the lighting?
Is a farm sink that you see plastered on HGTV going to look out of place in your specific kitchen?
Those are just three of the dozens of questions you have to answer.
Will your current decorations in the kitchen clash with the new fixtures? Will you have to buy all new ones?
Because once you put in that countertop and paint those cabinets…there is not a lot of “oops” room that won’t cost you thousands and thousands of dollars.

Spending a little money to update your kitchen and bath could bump your list price up to 24%.
In Texas, one house we could’ve listed at $190,000. But, instead, we took a few weeks, put in $15,000 in updates, and the house sold for $237,100 in under 3 days.
But you need to put in the right design to attract the maximum amount of buyer interest.
Putting in niche fixtures can cause your house to sit for awhile.
Or, if you simply put in clashing fixtures, that could turn off buyers and send them running.
